Frequently Asked Questions

You can find answers to FAQs relating to Cartrollers Homes

What is the difference between a real estate agent and a real estate broker?

Most countries require real estate sales professionals to be licensed by the country, so that they can control education and experience requirements and have a central authority to resolve consumer problems. The terminology used to identify real estate professionals varies a little from country to country. Brokers are generally required to have more education and experience than real estate salespersons or agents.

The person you normally deal with is a real estate agent or salesperson. The salesperson is licensed by the state, but must work for a broker. All listings are placed in the brokers name, not the salespersons.

A broker can deal directly with home buyers and sellers, or can have a staff of salespersons or agents working for him or her.

Why should I use a real estate salesperson?

A real estate salesperson is more than just a âsales person. They act on your behalf as your agent, providing you with advice and guidance and doing a job – helping you buy or sell a home. While it is true they get paid for what they do, so do other professions that provide advice, guidance, and have a service to sell –such as Certified Public Accountants and Attorneys

The Internet has opened up a world of information that wasn’t previously available to home buyers and seller. The data on listings available for sale is almost current – but not quite. There are times when you need the most current information about what has sold or is for sale, and the only way to get that is with an agent.

In many countries, if you’re selling a home, you gain access to the most buyers by being listed in the Multiple Listing Service. In most advanced country, only a licensed real estate agent who is a member of your local MLS can get you listed there – which then gets you automatically listed on some of the major real estate web sites. If you’re buying or selling a home, the MLS is your agents best tool.

How do I apply for a success fee refund?

We will then email the buyer and ask them for their side of the story. Once we have this, or after a maximum of 5 days, we will make a decision on whether you are eligible for a refund and email you the outcome.
If your refund is approved, you will receive an email letting you know. The refunded fees will be in your Trade Me account.
If a refund is granted a comment from Trade Me will be placed on both you and the buyer’s feedback record – this will not affect your overall feedback rating. You should also post feedback on any members that you deal with.

How do I sell more than one of the same item?

If you have more than one of the same item for sale, you can create a multiple-quantity listing by clicking the ‘Add a quantity to this listing’ link as you set up your listing. For example, you’ve got ten dozen floor tiles left over from your home renovations last year. Just enter ’10’ under ‘Quantity available’ when you’re listing the item. If you’re creating products, the stock amount you enter will be used to represent the quantity available.

The buyer can choose to purchase one or more of the item you’re selling. Once their purchase is confirmed the listing will remain open until all stock is sold out or the listing has reached it’s expiry date and time.

How do I choose the right agent?

Start right here on CartHomes contact several, ask if they have expertise with the type of property you are interested in and choose the one you feel most comfortable with. If you’re unsure who to choose, submit your real estate directly on the site. The Member Agents that feel they can help you will then contact you.

What about the agents fees and charges?

Agents fees are generally not regulated and are negotiable. Any successful investor will tell you that if you choose the right agent they are worth far more than the fees they charge. Many wealthy property investors owe their success to their choice of professional real estate agent and they did not gain that agent’s loyalty by cutting fees. Never choose an agent on the fee structure alone. The final result is where the money is made not through negotiating lower fees.

What is the difference between a warehouse and a factory?

Warehouses are primarily for storage and distribution and need to have a high roof line for pallet racking and other storage (6 meters minimum) and good access for large vehicles carrying containers. Factories are for manufacturing and are less reliant on height depending on the manufacturing industry involved. These premises would perhaps need to be in close proximity to public transport to cater for employees.

What is commercial and industrial real estate?

Commercial real estate is typically retail shops and offices while industrial real estate generally refers to factories and warehouses. The term “commercial real estate” is generally accepted these days as covering industrial as well as commercial real estate.
